⚖️ Legal & Approvals
The Vaara project has already received its completion certificate. Under RERA (Real Estate Regulation and Development Act) guidelines, projects that have obtained a completion certificate prior to registration are exempt from mandatory RERA registration. This is a legally recognised provision — the absence of a RERA number does not indicate any irregularity. Vaara is a fully compliant, legally clear project.
Our NA permission is approved by the Tahasildar, Bhor — not the Collector. This is because the land at Village Yeoli falls under Varg 2 (Class 2) villages, for which NA approval authority rests with the Tahasildar under Maharashtra land revenue rules. Tahasildar-granted NA is equally valid and legally recognised. The classification of the village determines the approving authority — it does not diminish the legal standing of the NA permission in any way.
Yes. Vaara is built on land with clear title, valid NA permission granted by the Tahasildar of Bhor, and all necessary government sanctions in place. Each plot comes with an individual 7/12 extract (Satbara Utara) — the primary land ownership document in Maharashtra — as well as a separate registered sale deed. Buyers are welcome to conduct independent legal due diligence, and we are happy to provide all documents for review.
Yes. Since Vaara plots are sanctioned NA (Non-Agricultural) residential plots with individual 7/12 extracts and registered sale deeds, they are eligible for plot loans from leading banks and NBFCs. We actively assist buyers in the loan approval process and work with multiple financial institutions.
